Arvada

A city, not a Denver neighborhood. Two counties, a G Line, and no single answer to "is Arvada hot?"

What it's like to live there

Arvada is its own city, not a Denver neighborhood. The Colorado State Archives incorporation list puts it in Adams and Jefferson counties, with articles filed August 24, 1904. The city's history page gives the same date, plus an earlier plat from December 1, 1870. The state demography office's 2024 table counts a small Adams County part and a much larger Jefferson County part, so don't shop it as a Denver statistical neighborhood.

Olde Town is the G Line stop people mean when they say they can get downtown without driving. The G Line runs from Union Station to Wheat Ridge/Ward. Olde Town Arvada station is at 5575 Vance St., Arvada Ridge is at 10189 W. 53rd Ave., and 60th & Sheridan–Arvada Gold Strike is at 5980 Sheridan Blvd. A house in northwest Arvada isn't a walk to Olde Town just because the city name matches.

The city's own history is farm country and a streetcar town that became a suburb. The practical point is size: almost 39 square miles and about 123,000 people. One story about Olde Town doesn't describe the whole city.

Housing stock and price context

The Census Bureau's 2020–2024 American Community Survey puts the median value of owner-occupied homes in Arvada at $632,600, with a 75.3% owner-occupied rate. That's a five-year estimate in 2024 dollars, not the price of the house you're touring, and it carries a margin of error. I don't stack it against Lakewood's number and call a winner.

In March 2026 I wrote, with dated sources, that Arvada's inventory picture wasn't Lakewood's, and it wasn't Golden's either. That note is here. It's a snapshot, not this week's market. The live search is the current set of houses.

On ADUs: Arvada is on the state's list of cities covered by Colorado's 2024 ADU law, HB24-1152. In general, that law requires a covered city to allow one ADU wherever a single-unit detached home is allowed, with administrative approval and no public hearing. Some parcels are exempt, including some in floodplains. The state law is the floor. The city code sets the details, so we read it for the address in front of us.

Schools, parks, and the commute

Most of Arvada is in Jeffco Public Schools. Jeffco publishes an Arvada articulation area and a separate Arvada West articulation area, assigns neighborhood schools by address, and offers choice enrollment when a school has room. I don't rank campuses. Look up the address.

The Adams County part of the city is different. Those addresses may not be in Jeffco at all. Adams 12 Five Star Schools and Westminster Public Schools are both Adams County districts with address lookups, and I check the address against them instead of guessing.

For parks, start with the city's own pages. Majestic View Park has more than 80 acres and a nature center at 7030 Garrison St. The Ralston Creek Trail, the city's longest, runs 12.5 miles by the city's count, and you can pick it up at Gold Strike Park's Spar Bridge, where Ralston Creek meets Clear Creek. Two Ponds National Wildlife Refuge is a free, 72-acre federal refuge at 9210 W. 80th Ave.

Mean travel time to work for Arvada workers was 26.1 minutes in the 2020–2024 ACS. That's an average of reported commutes, not a promise about yours. If the train matters to you, measure from the station nearest the house.

Before you pick this search

This search makes sense if you want a city west of Denver, with a G Line stop if the house is actually near one, and you'll compare northwest Arvada and Olde Town as separate markets instead of averaging them.

If you're buying to rent or to add an ADU, bring the current city rules, not a blog post from the last code cycle. Denver's rental-license program is Denver's. Arvada has its own code, and I'll check it for the specific property before I tell you what's allowed.

If the house you like is in Wheat Ridge or unincorporated Applewood, this search won't find it. That's the next guide.

My take

The line I keep coming back to from my inventory note: the right question isn't "is Arvada hot?" It's what's happening to houses like this one, in this price band, in this condition, in this part of the city. Arvada is big enough to hide a soft pocket inside a place people talk about as one suburb.

So I start with three things: the nearest station, the county, and the condition of the house. Then we open the Arvada search and look at what's actually there.

If you have an address, Call (720) 500-7131 or use the contact page. Own in Arvada and wondering what it would sell for? Ask me for a CMA through the contact page. I'll build it from the sales that match your house and your part of town.
