Wheat Ridge and Applewood

A city and a census-designated place that share a conversation, but not a city hall or a listing page.

What it's like to live there

Wheat Ridge is a city. The state archives list its incorporation as August 20, 1969, in Jefferson County. The city describes itself as home-rule, council-manager, and limited-service: water, fire, sanitation, trash, and utilities aren't city services. That matters when you read a listing, so ask who actually bills the water. The city also points to I-70 as its route to the mountains.

Applewood isn't a city. The Census Bureau's 2020 place file lists Applewood CDP in Jefferson County as a statistical area, not an active government. QuickFacts counts 7,833 people on April 1, 2020, has no 2025 estimate, and gives 4.07 square miles of land. The Census map point for Applewood sits west of Wheat Ridge's and east of Golden's. That point isn't the edge of the ranch neighborhoods people mean when they say Applewood.

There's no Applewood page on the listing site. I checked /applewood-CO and /wheat-ridge-CO/applewood on October 9, 2026, and both returned 404. The search for this guide is Wheat Ridge. An older post linked a map-drawn Applewood search. That link still loads, but I won't offer it here until I've confirmed the boundary it draws.

Housing stock and price context

Census ACS 2020–2024, labeled so nobody mistakes it for this month's list price. Wheat Ridge: median owner-occupied value $623,000, owner-occupied rate 54.4%, mean travel time 23.4 minutes. Applewood CDP: median value $785,900, owner-occupied rate 76.2%, mean travel time 22.6 minutes. Same survey, different geography. Applewood's figures describe that census place, not every ranch west of Kipling.

The house I've actually written about here is a 1960 ranch in Applewood, in the rates piece. It's one sale, so I'm linking it instead of putting its price on this page and calling that the market. Mid-century ranches are what that story was about. They aren't the only houses in Wheat Ridge.

If you're comparing rental rules, my compliance note mentions Wheat Ridge as a place investors look when they want out of Denver's license program. Read it as that post, with its date. On ADUs, Wheat Ridge is on the state's HB24-1152 list, and the state has certified it as an ADU Supportive Jurisdiction. The city code still sets the details for a given lot.

Schools, parks, and the commute

Jeffco Public Schools has a Wheat Ridge articulation area. Applewood addresses need their own lookup, and some may fall in a different articulation area. I don't guess which. Use the district's lookup for the address.

The Wheat Ridge Greenbelt is about 300 acres of open space along Clear Creek, by the city's count, and the Clear Creek Trail has 7 paved miles through the city. Prospect, Anderson, Johnson, and Creekside parks all reach the trail. Crown Hill Park is Jefferson County Open Space, with a trailhead at 9357 W. 26th Ave. and a wildlife sanctuary around Kestrel Pond.

The G Line's west end is Wheat Ridge/Ward station, 12000 Ridge Road. The schedule effective September 27, 2026 still shows it as the end of the line. An Applewood house isn't near the station just because people lump Applewood in with Wheat Ridge.

Before you pick this search

This search makes sense if you want a smaller Jefferson County city, or the unincorporated area next to it, and you'll check city limits before assuming the services, the taxes, and the search filter.

If you liked a ranch, find out whether it's in Wheat Ridge, in the Applewood CDP, or at a Golden mailing address that's neither. The city on the envelope isn't always the government.

If you're an investor comparing Denver's rental rules with a suburban city, bring the current ordinance, not a hunch. I'm glad to read it with you.

My take

I use Applewood for a kind of house, and Wheat Ridge for a city. Clients use the names interchangeably. The Census Bureau doesn't, and neither does the listing site. That mismatch is most of this guide.

When you send me an address, I sort it by city limits first, then condition, then whether the Wheat Ridge search even contains it.

Call (720) 500-7131 or use the contact page. If you own in Wheat Ridge or Applewood and want a number, ask me for a CMA through the contact page. I'll start by confirming which side of the city line you're on.

Next step

Bring an address, not a neighborhood nickname.

The listing buttons are the live search. Call (720) 500-7131 if you want the house compared with the rules and the commute. Call only.
