Golden

Small city, county seat, School of Mines, and the west end of the W Line. Not a suburb you can average.

What it's like to live there

Golden is the Jefferson County seat, per the county's comprehensive master plan, amended in 2020. It's a small city next to big ones: 9.63 square miles of land and an estimated 20,390 people on July 1, 2025, slightly under the 2020 census count of 20,399. I won't try to explain that dip. The Census Bureau already prints the percent change.

Colorado School of Mines is at 1500 Illinois St. Jefferson County's 2024 history journal puts the campus on the hills above downtown, on the site the school has used since about 1880. If you're buying to rent, near campus or anywhere else, read Golden's current rental and short-term rental rules before you run the numbers.

The W Line ends here, at Jefferson County Government Center–Golden station, 605 Johnson Rd., where RTD lists parking. If your plan is "I'll take the train," measure from that station, not from downtown Golden. The walk from Clear Creek to Johnson Road isn't nothing.

Housing stock and price context

ACS 2020–2024 median owner-occupied value is $837,700. Owner-occupied rate is 56.8%. Among the Jeffco places in these guides, that Census value is the high one. It's still not a list price, and it's a five-year blend. Houses by the creek, houses on the mesas, and condos near Mines don't share a price.

My March 2026 inventory note used Golden as the example of a place that can show more homes for sale and still not feel slow. Those Realtor.com figures stay in that note. Open the live search for what's actually listed.

My older ADU post called Golden an early adopter. I haven't re-verified that, so I'm not repeating it as current. What I can source: Golden is on the state's list of cities covered by HB24-1152, which generally requires a covered city to allow one ADU where a single-unit detached home is allowed. The lot's zoning and the city code still set the details.

Schools, parks, and the commute

Jeffco Public Schools has a Golden articulation area. The elementary schools, Bell Middle, and Golden High are the neighborhood-school set the district publishes. Assignment is by address, and option schools exist. Look up the house. Mines is a university, not a Jeffco campus.

Mean travel time to work was 24.4 minutes in the 2020–2024 ACS. The W Line is one way east. Driving means US-6 and I-70, and the I-70 Floyd Hill project is a separate issue I wrote about for foothills buyers in my infrastructure note. If that project is why you're asking about Golden, read that note and then look at a map. Golden isn't Idaho Springs.

Clear Creek runs through downtown, and the city's Clear Creek Management Plan covers the corridor and its trail. North of town, North Table Mountain Park is Jefferson County Open Space, with 15-plus miles of trails and trailheads at 4788 Highway 93 and 100 Peery Parkway. The county says lava flows formed North Table and its sister mesa, South Table Mountain, about 60 million years ago.

Before you pick this search

This search makes sense if you want the county seat and the foothills edge, and you understand that a city of about 20,000 means a thin set of listings. You can be patient and still find almost nothing in your price on a given Tuesday.

Keep three enrollment systems straight: Mines is a university, Jeffco runs the neighborhood schools, and option schools have their own process. They get mashed together in casual talk, and they aren't the same thing.

If you want a small-city rental, read the current rules, including whatever ADU section applies to the lot. My old "early adopter" line is a lead, not a closing document.

My take

Golden punishes lazy comparisons. It isn't Lakewood with a better view, and a ranch with a Golden mailing address isn't automatically in Golden. The Census place, the city limits, and the school boundary are three separate lookups, and I run all three.

I'd rather walk the house and your route to work than recite a median. The Census number is on this page for five-year context. The decision is the listing in front of you, so start with the Golden search.

Call (720) 500-7131 or use the contact page. If you own in Golden and want to know what it would sell for, ask me for a CMA through the contact page. In a market this small, the right comps matter more than the average.
