What it's like to live there
People say Highlands and mean a whole stretch of northwest Denver. The city splits it in two. The Near Northwest Area Plan, adopted by City Council on January 22, 2024, covers Chaffee Park, Highland, Jefferson Park, and Sunnyside. Berkeley and West Highland are in Denver's Far Northwest planning area, along with Regis and Sloan's Lake. That plan is still in progress. The city's schedule targets adoption in early 2028.
This guide covers Highland, West Highland, Sunnyside, and Berkeley. The listing site labels them a little differently: Highland is Highlands, and West Highland is West Highlands. All four searches resolved on October 9, 2026. If someone says Highlands and you only open one link, you haven't seen the other three.
Sloan's Lake has its own area on the same site, at /denver-CO/sloan-lake, and it isn't folded into Berkeley or West Highlands. I left it out of these buttons on purpose. If the house is on the lake, use that search.
Housing stock and price context
Older houses, bungalows included, are what I keep ending up in on this side of town. In my Wash Park piece I used a typical West Highland bungalow to explain base zoning: height, setbacks, and bulk plane. I also named Berkeley bungalows as the kind of stock a design overlay gets written to protect, short of a full landmark district. An overlay is something a neighborhood asks for. It isn't automatically on your block.
My 2026 market-trends note makes the same point I make about Washington Park: in Highlands, a well-done 1920s bungalow and the house that never got the work aren't priced as substitutes. Condition drives the number. The neighborhood name doesn't.
No median and no days-on-market here. Those numbers move, and I won't make them up. Run the four searches and sort by the kind of house you'd actually buy.
Schools, parks, and the commute
This is Denver Public Schools. Same advice as Wash Park: look up the address in the district's School Finder. I don't attach a school to a neighborhood from memory, and I don't rank them.
A few parks with city sources behind them. Berkeley Lake Park, at 4601 W. 46th Ave. near Tennyson and Sheridan, is on the National Register as part of Denver's park and parkway system. Rocky Mountain Lake Park, at Lowell and 46th, has a lake of nearly 23 acres with a trail around it. In Sunnyside, City Council designated La Raza Park, at 1501 W. 38th Ave., a historic cultural district in 2023.
Denver's older Sunnyside Neighborhood Plan drew Sunnyside's edges at Federal Boulevard, Inca Street, I-70, and West 38th Avenue. That plan dates to the 1990s, so check a specific address against the city's current neighborhood map before you rely on it.
Don't assume the neighborhood name comes with a train. The G Line's 41st & Fox stop is at 4105 N Fox St., between Union Station and Wheat Ridge/Ward. Whether a given Highland or Sunnyside house is a walk to it is a map question, not a name question. Federal and Speer are the corridors the city's planning packet calls out. I don't publish a minute count to downtown.
Before you pick this search
These searches make sense if you want an older Denver house and you'll compare renovated and original on purpose. If you want one search to stand in for all of northwest Denver, it won't. Open all four.
If you're an investor, know the difference between a by-right remodel and a project that needs the neighborhood organization and, on some blocks, design review. My Berkeley overlay point is a reason to check, not a claim that every Berkeley street has one.
If you're really after Sloan's Lake, LoHi, or Jefferson Park, this guide doesn't cover them. Those are different searches, and I'm happy to pull them for you.
My take
I treat northwest Denver as one conversation and four filters. Clients say Highlands. The house they liked last Saturday was in Berkeley, or west of Federal, or on the lake. The name people use and the search that actually contains the house often don't match, so that's the first thing I sort out.
After that, the work is ordinary. Confirm the statistical neighborhood, confirm the listing filter, then read the zoning before anyone talks about a second story. I wrote that up for West Highland and Berkeley in the historic-home piece.
If you have an address, Call (720) 500-7131 or start at the contact page. If you already own in one of these four neighborhoods, ask me for a CMA through the contact page. I'll pull the comparable sales that actually match your house.
